Property Concerns to Consider

Let’s assume you found a property of interest.  Perhaps you have gone to a showing, and you are getting ready to sign.  You are about to get the results of a home inspection.  The results usually are not surprising, but there are some common property problems to take into account. 

It is less common that a home inspection reveals a big, unknown problem.  Most of what is on the report you will have already seen.  The question is if those problems are worth more or less damage than your perception of them.  Here are the most common problems reported in inspections:

  1. Maintenance

There is a fairly wide range of issues that could be related to maintenance, and it ranges from small to severe.  Anything from chipped paint to mold can fall under this umbrella. Either way, this will fall under your care, should you decide to purchase the home.

2. Structure

This is more common when looking into older properties.  Though usually not a big concern, it is important to fix the problem before it becomes severe.

3. Flood Prevention

You probably know someone who has had flooding in a basement or other room in their house.  It is actually quite common and easy to correct.  A simple re-grade around the lawn almost always fixes the problem.

4. Electric

One major problem to try to avoid are weak electrical systems.  Though a nuisance and uncomfortable, it also poses as a potential threat.  It is imperative to fix these issues early. 

5. Plumbing

Another issue common to older homes is plumbing.  This is an area that is worth investing in an expert, as the fix can range from a quick visit to a pricey replacement. 

6. Roofing

A leaky roof can be a major hassle and a potentially large expense.  Getting an accurate estimate on the age and condition of a roof will be worth your time and energy.  Though difficult to tell the age of a roof from ground level, there are ways to get more accurate estimates.

7. HVAC Systems

Having an up-to-date HVAC system will be the difference between comfort and discomfort.  Further, it could be the cause of potential serious health issues.  If you are worried about the cost of replacement, there are benefits.  Most new heating and cooling systems cost much less to operate than older ones.

8. Vents

If you have ever had to deal with mold in a bathroom or kitchen, it was probably due to a lack of ventilation.  Vents are especially important in places that attract moisture.  A proper ventilation system will help prevent fungus, mold, and damage to walls. 

9. Environment

Depending on where you live, there may be concerns that are environmental.  Common issues are formaldehyde, asbestos, and rancid drinking water.  These can cause serious health issues and should be examined by a professional.
